  • 30* Days written notice needs to be given to your current agency.
  • No fees apply to change your managing agent – it is not legal to do so.
  • Your current tenancy agreement is not affected by the change of agent.

5 STEP PROCESS:

Step 1 – Finding your New Managing Agency
Selecting your new managing agency can be hard, especially if you have had a bad experience. Seeking recommendations from friends, family or the local community page is a good place to start. Also checking Google and Online reviews will shed some light on the companies ethics and accessibility.
Also keep in mind, not all management agreements are alike – check the fine print for additional fees and charges when comparing your agencies.

Step 2 – Check your Current Agency Agreement
Is your agreement on a Form 6? – 30 days’ notice – unless yourselves and the agency come to an agreement to end the management in a shorter timeframe. This can be immediate if you have serious cause for concern.
Is your agreement on a PAMD Form 20A? You may be required to provide 90 days notice for change of management. You can terminate with 30 days notice if both parties agree, however this is the minimum notice period.

Step 3 – Once Agent is Appointed
When you have selected an agency to take over your property, they will assist you with the required checks and notice you will need to provide to your existing managing agency. You will need to:

  • Signed & return the new Form 6 Listing Agreement.
  • Submit the Notice of Management Transfer to your prior Agency.
  • Provide a copy of the current General Tenancy Agreement.
  • Organise a redirect of your Rates, Urban Utilities and Insurance (if they are going to the prior agency).

Your new agency will contact the prior agency to finalise the transfer and request all documentation including the Entry Condition Report, Form 5 Change of Bond Transfer, and tenant details.
The new agency will also get in touch with the tenants to confirm the changeover date and new bank details.

Step 4 – Takeover Day?
On this day, a representative from our agency will attend the prior agencies office to collect the Keys and any original documentation relating to the property.

Step 5 – Under New Management
Your new property manager will undertake a documentation audit to ensure everything is in order, and arrange the next routine inspection at the next possible date. This is a good time to bring to your new managers attention any outstanding issues that were unresolved with your prior agency.
